Ms. Simoncic and Mr. Gordon were acknowledged for their work on Brookfield Properties’ project, which won CoStar’s Commercial Development of the Year on Long Island 2025 Award. The project is a former superfund site located at 125 New South Road in Hicksville and is Brookfield Properties’ largest ground up development on Long Island.
Ms. Simoncic secured site plan approval from the Town’s Planning Advisory Board to permit construction of the 207,237 square foot warehouse and a variance from the Town’s Zoning Board of Appeals to permit the facility to operate 24/7.
Mr. Deegan and Mr. Gordon secured a PILOT and other financial assistance from the Nassau County IDA to incentivize the project.

Tweezerman International, Port Washington
Partners Daniel P. Deegan and John P. GordonThe partners closed a financial assistance package on behalf of Tweezerman International, LLC with the Nassau County IDA for Tweezerman’s expansion of its Port Washington headquarters, which includes a 16,000 square foot addition to the 61,000 square foot building, together with substantial renovations. Tweezerman received a 20-year PILOT along with a sales tax exemption for construction materials and additional equipment at the facility. Tweezerman committed to maintaining its existing jobs and operations at the facility throughout the duration of the PILOT, while also adding 14 new jobs.
