Philip A. Butler is a partner at Forchelli Deegan Terrana LLP. A member of the firm’s Land Use & Zoning practice group, Mr. Butler’s practice focuses on representing developers and other private sector clients before municipal boards and government agencies across Long Island. In Suffolk County, Mr. Butler routinely handles matters brought before the Suffolk County Sewer Agency and Department of Health Services. Mr. Butler is also a seasoned litigator, particularly on issues related to land use and real estate rights and disputes.

Over the course of his nearly 15-year career, Mr. Butler has represented a wide range of clients on land use matters that include changes of zone, special use permits, site plans, subdivisions, variances, and Article 78 proceedings. He has also served as general and land use counsel to more than a dozen municipalities on Long Island and in the lower Hudson Valley, including the Town of New Castle and the Villages of Garden City, Great Neck, and Huntington Bay. As a land use attorney for FDT, Mr. Butler guides the firm’s clients from the early stages of zoning diligence through to final approval and completion of entitlements.

Prior to joining FDT, Mr. Butler was an Associate, and later Counsel, with a well-respected Long Island law firm, where he practiced land use & zoning, municipal law and general litigation for public and private-sector clients.

Mr. Butler graduated from St. John’s University School of Law, where he was a member of the school’s International Law Review. He earned a Bachelor’s Degree, magna cum laude, from Hofstra University, where he made the Dean’s List and was a member of the University’s Honors College and the Golden Key International Honour Society.

Mr. Butler is admitted to practice law in New York and in New York’s Southern and Eastern Districts.
