Michael L. McCarthy is a partner in the firm’s Land Use and Municipal Law practice, bringing more than forty (40) years of experience representing clients in land use, zoning,  development, real estate, environmental law, and related litigation. He is admitted to practice in all Courts of the State of New York and the State of Florida, as well as the United States District Courts for the Eastern and Western Districts of New York. He is a member of the New York State Bar Association, the Florida Bar, and the Suffolk County Bar Association.

Over the course of his career, Mr. McCarthy has developed a well-established and highly regarded practice throughout western Suffolk County, with a particular concentration in the Town of Huntington and the surrounding region. He represents a diverse range of clients, including national and multinational corporations seeking to expand their presence on Long Island, regional developers and commercial property owners, residential home builders, and individual homeowners. His work regularly involves guiding clients through complex municipal approval processes, including zoning changes, special permits, site plan approvals, and variances, as well as handling related litigation when necessary.

Mr. McCarthy appears frequently before town, village, and county boards and agencies throughout Suffolk County, where he is known for his thoughtful, practical, and results-oriented approach. His longstanding professional relationships, combined with a deep understanding of local regulatory frameworks and community dynamics, enable him to effectively position projects for approval while addressing the concerns of municipalities and stakeholders.

As part of the firm, Mr. McCarthy continues to focus on his established practice while working collaboratively to expand the firm’s land use and development capabilities throughout western Suffolk County. His integration enhances the firm’s ability to deliver comprehensive, coordinated legal services to clients engaged in projects of varying size and complexity.

In addition to his legal practice, Mr. McCarthy is committed to advancing sustainable and responsible development on Long Island. He is actively involved with Green Build Long Island, the successor to the local chapter of the U.S. Green Building Council, and is a graduate of the 2010 Energia Partnership. His professional perspective reflects an appreciation for Long Island’s evolving and changing demographic, and a belief in fostering development that is environmentally sustainable, economically viable, and responsive to the needs of future generations.

Representative matters include securing zoning approvals, variances, and entitlements for a wide range of industrial, commercial and residential developments; advising national and regional developers on site acquisition and project feasibility; navigating complex municipal and environmental regulatory frameworks; and successfully advocating for clients in land use and zoning-related litigation. Mr. McCarthy’s work spans projects of varying scale and complexity, reflecting a consistent ability to achieve practical, efficient, and effective results for his clients.
