Q: Can you speak briefly about an area in your area of practice that you/your firm is currently focusing on?

FDT has extensive industrial real estate experience. Before the pandemic, the market for industrial space was heating up. Once Covid hit, that market became white hot. As a result, our clients have sold their properties when they previously had no interest to do so. Unfortunately, once the happy owner realizes the amount capital gains taxes they will have to pay, their euphoria vanishes. Fortunately, there are a number of strategies we use to help our clients avoid capital gains taxes. As a result, we are handling more 1031 transactions, including Tenants in Common transactions and investments into Delaware Statutory Trusts. We have also helped clients invest into Qualified Opportunity Zones to defer capital gains.
