Uniondale, January, 2011 — Partner Peter R. Mineo is featured in the Long Island Business News listing of “Who’s Who in Real Estate Law.”  In the feature, Mr. Mineo was asked what should homebuyers/business owners/landlords be aware of as they seek property in the recovering economy?

He responded by stating, “Regardless of the economic climate a prospective purchaser must  always perform the appropriate due diligence to determine that the property that it intends to purchase is suitable for the intended use.  During a slumping economy when the real estate market is uncertain and financing is difficult to obtain, property owners and developers frequently put their plans and projects on hold.

Once the economy shows signs of improvement and money becomes more available there may be a tendency to act quickly to purchase a property that has been on the market for a long time at a discount, secure financing before it again disappears, or simply to make up for lost time. This may result in even a seasoned developer or investor failing to fully evaluate a property because it believes that the reduced price is solely due to the depressed real estate a market and not to some other problem.”

Peter R. Mineo served as a North Hempstead Deputy Town Attorney, where he was counsel to the Board of Zoning and Appeals and Building Department on zoning matters and litigation.
