Judy  Lynn Simoncic

Judy Lynn Simoncic is Forchelli Deegan Terrana LLP’s Deputy Managing Partner and one of our veteran partners having been with the Firm since 1992. She began her legal career working in the Oyster Bay Town Attorney’s Office and was the first woman named Partner by the Firm in 2003. Ms. Simoncic is currently the Chair of the Municipal Law and Land Use Committee of the Nassau County Bar Association.

She concentrates her practice in the areas of land use, zoning, environmental, municipal, renewable energy and real estate law with over 30 years of experience. She has an impeccable reputation and a proven track record in representing Real Estate Investment Trusts (REITs), national franchises, Fortune 500 companies and real estate developers in the development of residential, commercial and industrial properties throughout Long Island. Ms. Simoncic has also built on her land use and zoning experience to develop a niche practice, the tax-exempt leasehold condominium group, with Partner Nathan R. Jones. The group represents hospitals and other non-for-profit entities seeking tax exemption status via the creation of commercial leasehold condominiums.

Additionally, Ms. Simoncic has expanded her knowledge to the renewable energy arena representing national power companies on solar projects, fuel cell projects and Battery Energy Storage Systems.

Ms. Simoncic regularly appears before municipal boards in the towns, villages and cities in Long Island on a wide range of zoning applications. She has secured zoning approvals for a wide variety of projects such as senior housing projects, mixed-use developments, industrial, retail and office complexes, multiple residence projects, Planned Unit Developments, assisted living facilities, equestrian facilities, public storage facilities, fitness and recreational facilities, public utilities and restaurant franchises, among others.

Her skills in land use and zoning matters have impacted a number of pivotal projects on Long Island, including the subdivision and redevelopment of the former Northrop Grumman Corporation campus involving 700 acres of land in Bethpage, the subdivision and redevelopment of 65 acres of The Long Island Home/South Oaks Hospital Campus in Massapequa, the subdivision of 108 acres of the former Winthrop Estate in the Village of Old Westbury, the subdivision and sale of various parcels at Broadway Mall and the subdivision and development of Roosevelt Center at Westbury, subdivision and creation of Leasehold Condominiums for several well known Hospitals in Nassau and Suffolk County.

Ms. Simoncic has received several honors throughout her career, including being selected to New York Metro Super Lawyers lists (Land Use and Zoning); Who’s Who in Women in Professional Services; Who’s Who in Real Estate; Top 50 Most Influential Women in Business; Hofstra University’s “Outstanding Women in Law” Award and the “Long Island Power Women in Business” Award.

She is a member of the Firm’s Women’s Initiative executive leadership team. The objective of the Firm’s Women’s Initiative is to recruit, retain and empower women attorneys to advance professionally and personally. Programs include mentoring, teaching business development and negotiating skills, as well as providing a platform to feature the attorneys’ accomplishments both within and outside the Firm.
